Carmel Real Estate Market Report 2008

Here is a look at the yearend market report for Carmel Indiana real estate for 2007 vs. 2008 for both the number of homes sold as well as the average sales price:

As you can see, overall the Carmel market is not doing too badly. There is a pretty significant decrease in the number of homes sold, 20% less at the year’s end. However, despite the crazy graph that is all over the place, the average sales price settled at only a 4% decrease over last year. In this market, that is quite good and a pretty strong indicator that Carmel’s real estate market is still quite strong…relatively.

Pulte Homes in Carmel Indiana

Pulte Homes in Indianapolis has 2 Carmel locations for buyers to choose from; their west Carmel location of Long Ridge Estates and their east Carmel location of Cherry Creek.

Pulte Cherry Creek – East Carmel

Cherry Creek is broken into two distinct sections: Cherry Estate Estates and Cherry Creek Enclave. Cherry Creek Enclave consists of Pulte’s ranch floor plans, of which there are 5 to choose from. Prices in the Enclave section Cherry Creek typically range start from the low to mid 300’s. The Estates section of Cherry Creek offers 4 different 2-story floor plans that range from the high 300’s and can range into mid 400’s. Cherry Creek is located just south of 146th Street on Hazel Dell Road and offers easy access to everything Carmel has to offer.

Pulte Long Ridge – West Carmel

Pulte also offers a West Carmel location in Long Ridge Estates located just south of 141st on Shelbourne Road. Long Ridge offers 4 2-story floor plans to choose from that are priced from the low to mid 400’s. Long Ridge Estate has a very nice wooded preserve and offers some home sites that do back up to this nature area. Some of the community amenities include tennis courts, playground, basketball courts and paved walking trails.

Carmel Budget Increases - Taxes Go Down

Carmel recently passed its $82 million budget for 2009 which is an increase of about 9.7% over last year.  Despite the almost 10% increase in the budget, the mayor of Carmel contends that homeowners property taxes will not only not go up, but will most likely go down.  Businesses however, will see a slight increase in taxes in order to pay for the increase in budget.

Carmel, due to its diverse tax base, has always been able to keep property taxes very low compared to the rest of the surrounding area.  This is IMHO, one of the contributing factors that keeps Carmel as desirable an area as it is.  For example, if you are looking at Carmel real estate and Westfield real estate you will no doubt be able to get more house for you money in Westfield.  However, when you consider Westfield’s taxes into the equation Carmel becomes a much more attractive option.

People, both locals and relocations, understand that Carmel real estate is very desirable and are willing to pay a premium to live in the vibrant city.  However, if property taxes were to get out of hand I think buyers would have to take a serious look at other options.  I applaud the effort of the Mayor for keeping taxes low and ensuring that Carmel real estate remains the most desirable in the metro Indianapolis area.

Carmel Indiana foreclosures

There is so much talk about foreclosures and the housing market these days; I thought it would be enlightening to take a look at the state of the market in regards to Carmel foreclosures. Let me show you a few facts first:

- There are currently 832 homes for sale in Carmel Indiana.

- Of those 832 homes, only 17 are bank owned

- If you add “possible short sales” and “pre-foreclosures” to the list, the number climbs to 55.

- If you only consider homes above $200,000 (well below the average for Carmel), there are 26 “distressed” properties.

- Indianapolis has 9131 homes on the market.

- Of those, 1401 are “distressed”.

As you can see, Carmel fares FAR better than the Indianapolis market when it comes to foreclosures with only 2% of the homes currently for sale being bank owned. Even if you add the short sales and pre-foreclosures to the list, Carmel only has 6.6% of the homes for sale in any sort of “distressed” state. If you look at homes above $200,000 which is well below the average home in Carmel, all distressed homes represent only 3% of the market.

My point is that with all the doom and gloom about foreclosures in the news it is very important to realize that real estate is local. Only 2% of the homes for sale being bank owned is quite a contrast from the national average of 17%.

Carmel is and will continue to be a stable market and a great place to invest in a home. If bank owned homes do come available, they quickly get bought because Carmel is such a desirable place to live in the central Indiana area. -    The average asking price for a home in Carmel in $513,182.

-    There are 114 homes that are pending on the market.

-    In the past 30 days, 83 homes have sold in Carmel with an average sales price of $301,549.

-    The average selling price per square foot is $117.

-    The average time it took to sell a home is 69 days.

-    The average sales price to listing price in the last 30 days is 95%.
